Job Title: Property Manager - Student Portfolio
Location: Exchange Quay, Manchester
Salary: up to £32,000 OTE
Hours: Monday to Friday 9am to 5:30pm

Job Summary and Key Responsibilities:
Reporting to the Team Manager/Head of Centre, Leaders are seeking a Property Manager to join our dedicated and dynamic team based in Manchester. As a Student Property Manager, you’ll play a vital role in ensuring our student tenants and landlords receive outstanding service throughout their tenancy. Managing a portfolio of student properties, including HMO (House in Multiple Occupation) properties, you’ll be responsible for delivering exceptional customer care, coordinating property maintenance, and ensuring a smooth and compliant tenancy experience. You'll need strong knowledge of the Manchester student rental market, particularly in preparing for the busy summer changeover period, ensuring that vacant properties are turned around quickly and efficiently in preparation for new tenancies.
Your role will involve working closely with landlords, tenants, contractors, and internal teams to provide a proactive and efficient property management service. You’ll also play a key part in ensuring that all compliance, maintenance, and deposit processes are managed effectively to maintain high levels of customer satisfaction.
Key Responsibilities:
* Provide excellent levels of both telephone and written communication for the duration of the tenancy.
* Accept and understand tenants' maintenance requirements, providing a triage service to try to resolve issues.
* If unable to resolve, communicate this to the landlord with a solution to the problem and arrange works with a dedicated contractor.
* Update all parties on a regular basis by both phone, email, or text and log notes.
* Make regular ‘well-being’ calls to the landlord.
* Work within the property management team to ensure that all works are completed and invoiced within 21 days and update customers on progress.
* Ensure that all mandatory compliance/legislation is in place on all properties, following company processes if this has not occurred.
* Work with the Property Inventory Clerks to ensure all properties have been inspected as required and that landlords and tenants have been fully communicated to in line with company policy.
* Place calls to all managed landlords and tenants 2 weeks prior to vacation to ensure they understand the check-out process and time frames.
* Deal with non-managed deposits that are part of the No Deposit Scheme.
* Ensure the check-out process is followed and communication is sent out within company process via the Depositary site.
* Work with team leaders, head of centres, and branch network to understand the reason for any lost units.
* Maintain high levels of communication to internal and external customers.
* HMO Property Management: Have a solid understanding of HMO licensing and compliance regulations, ensuring that properties with multiple occupants are legally compliant and any required documentation is obtained or renewed within set deadlines.
* Busy Summer Turnaround Management: Plan and coordinate the smooth turnover of student properties during the high-demand summer period, including arranging end-of-tenancy cleans, repairs, and deposit return processes to ensure properties are fully prepared for new tenancies with minimal void periods.

* Proven experience in student property management or residential lettings, ideally within the Manchester student housing market.
* Strong understanding of HMO legislation, including licensing, safety regulations, and compliance management.
* Excellent time management and organizational skills, particularly during high-turnover summer periods.
* Full UK Driving License Required.
