Job Role: Property Manager
Location: Covering a portfolio in Basildon and Grays
Hours: Monday- Friday 9am-5pm
Salary: Starting from £30,000 per annum plus cash car allowance of £4,500
The Job Role
As a property manager, you will contribute to our vision of being the UK's leading property manager by:
1. Providing exceptional Property Management and service to our customers; ensuring that our customer experience is engaging and frustration-free.
2. Working within our Four Pillar strategy to complete tasks that ensure the building is well maintained for the landlord and our customers, demonstrating full compliance with our statutory obligations.
3. By demonstrating and living our values to naturally gain new leads and to grow and move the business forward.
Main Responsibilities
1. Autonomously manage your own diary and visit each property at regular intervals, prioritising sites that require more attention.
2. Arrange and facilitate regular meetings with key stakeholders within your portfolio, guiding and positively influencing decisions and disputes.
3. Manage and authorise all expenditure throughout the year, maintaining cash flow and ensuring value for money for customers and clients.
4. Liaise with the credit control function to ensure effective debt management of the portfolio.
5. Ensure that all properties are managed in accordance with key Health and Safety legislation.
6. Conduct comprehensive site inspections and visits of your portfolio ensuring portfolio KPI’s are achieved throughout the year.
7. Complete all Fire, Health and Safety risk assessment/site inspection follow-up actions within defined timescales.
8. Ensure timely delivery of major works and remedial planned works while managing contracts with external Contractors.
9. Deliver professional and effective mobilisation and management of new schemes.
