Property Manager
A property developer has a requirement for a Property Manager for a 12 month fixed term contract (maternity cover) to cover developments in the North West region.
As the Property Manager, you will be responsible for estates, property and tenancy management whilst delivering excellent customer service. You will provide support and mobilisation of new schemes and refreshed properties, liaising with contractors ensuring a smooth handover so that all quality issues are raised and managed through to completion.
Property Manager Duties and Responsibilities:
1. Conducting physical viewings - sales focus to let units
2. Record virtual viewings of empty properties
3. Advising viewers of the lettings procedure with regards to their financial obligations and conduct during tenancy
4. Drafting and processing tenancy agreements
5. Producing inventories and completing check-ins and check-outs with start and final meter readings and updating utility providers and local authority for Council Tax
6. Taking holding deposit payments to confirm reservation
7. Updating and maintaining the Lettings CRM
8. Arranging and completing inspections of let properties and reporting any breaches of tenancy / maintenance work required - bi-annual inspections
9. Ensuring resident/contractor/landlord compliance with statutory and contractual obligations are met
10. Managing/book check out dates when notice provided by resident - retain where possible
11. Completing the check-out inspection and check out report and booking relevant trades to complete works
12. Engaging with local community groups / Police / council to build relationships that will assist the success of the development and keep churn to a minimum
13. Performing a weekly site walkover and raising any issues for attendance, ensuring estates are in a good condition
14. Reviewing list of weekly / daily maintenance attendances on workstream
15. Following up on maintenance items to check resident is happy with work completed
16. Visiting and recording further information / photo for maintenance issue if required
17. Reviewing monthly list of compliance checks expiring and scheduling checks to be completed with engineers and arranging access with residents
18. Completing fire safety checks on a weekly basis (at developments with internal communal space)
Property Manager Skills & Experience Required:
1. Industry specific knowledge, built up through experience of residential, property and estates management
2. Knowledge in relevant regulations, legislation, guidance and best practice. Able to apply knowledge practically day-to-day
3. Experience of lettings process (check in/out - inventories)
4. IT literate and the confidence to become the system expert of the property management software
5. Hold a full current UK driving licence and your own car (car allowance provided with mileage)
The company is offering a salary of £30-32k + car allowance, pension, bonus scheme, 27 days annual leave (plus birthday day off).
