A fantastic opportunity has arisen for a Block Manager to join an extremely well respected Estate Agent company.
My client is a leading Midlands name with an exceptional reputation and has service offerings across sales, lettings, Land & New Homes, Auctions, and Block Management.
The portfolio attached to this role will be based in Warwickshire and Worcestershire, and therefore you will need to be local to these areas. An office base in either Stratford Upon Avon, Coventry, or Evesham can be offered.
Block Manager – Package
* Basic up to £35,000 plus mileage
* Monday to Friday role

Block Manager – Duties
* Management of the residential block management portfolio in your designated area
* Be the main point of contact for leaseholders, freeholders, and residents
* Ensure company hits service agreement levels
* Maximise property assets for freeholders and leaseholders
* Organising and managing the maintenance of the buildings and communal areas, taking into account budget management
* Managing any onsite staff and cleaners and maintenance
* Maintaining health and safety regulations and legislation
* Producing and managing service charge budgets across the portfolio
* Respond to information requests in a prompt and timely manner internally and externally to stakeholders
* Maintenance of a site inspections schedule for managed portfolios, undertake visits where necessary
* Arrange, attend, and record client meetings and RMC AGMs, including evening meetings
* Ensure all client developments and buildings are properly maintained and monitored
* Process Section 20 consultations
* Review insurance cover of developments on a periodic basis to ensure they have adequate levels of cover
* Work with other departments to ensure service charge accounts are prepared, approved, and distributed to residents in a timely manner in line with statutory obligations
Block Manager – Experience Needed
* Previous Block Management experience is essential
* Good knowledge of ARMA practice standards and MRICS service charge management code
* Good knowledge of section 20 / Major works consultation process
* You will be a strong communicator with excellent inter-personal skills
* Able to prioritise workload and manage your own time effectively
* You will have solid IT skills and be technology savvy
