18Recruitment are working with a leading Residential Estate Agency and Property Management company with offices across Birmingham and the West Midlands. They are currently going through large growth plans and are seeking a highly experienced Property Manager, either at mid to senior property management level of experience. This position offers huge potential with a forward-thinking company and the chance to be part of a family-run business, rather than just a number.
Key Responsibilities
1. Manage tenant communications, addressing inquiries and resolving issues promptly while maintaining excellent phone etiquette.
2. Prepare and manage budgets, monitor expenses, and ensure financial targets are met.
3. Utilise Alto software for data entry, reporting, and tracking property performance metrics.
4. Train, supervise, and mentor staff members in administrative tasks and customer service best practices.
5. Collaborate with maintenance teams to coordinate repairs and improvements efficiently.
6. Oversee the day-to-day operations of multiple properties, ensuring they are well-maintained and compliant with regulations.
7. Develop and implement strategies for property management that enhance tenant retention and satisfaction.
8. Conduct regular property inspections to identify maintenance needs and ensure high standards of cleanliness and safety.
Requirements
1. Strong administrative skills including proficiency in data entry and office management tasks.
2. Exceptional communication skills, both verbal and written, with a focus on professional phone etiquette.
3. Familiarity with Alto or similar property management software is highly desirable.
4. Ability to work independently as well as part of a team in a fast-paced environment.
5. Proven experience in property management or a related field with a strong understanding of residential and student property processes.
6. Excellent organisational skills with the ability to manage multiple tasks simultaneously while maintaining attention to detail.
