Job Title: Conveyancing Solicitor
Location: Near Eastbourne (Hybrid role with one to two days a week in the office )

Job Overview:
Our client is seeking an experienced and driven Conveyancing Solicitor to join their high growth franchise company. This is a key role & involves handling a wide range of commercial property and land transactions across the UK buying sites for franchisees. You will manage all legal aspects of property acquisition, conveyancing, lease agreements, and ensuring that all necessary site amenities, including EV charging points, are in place when necessary. The ideal candidate will have experience in commercial leases, site development, and managing land and property transactions, particularly for a multi-site franchise operation. Some residential conveyancing may also be required.
Key Responsibilities:
Conveyancing: Oversee the full conveyancing process for property acquisitions and disposals, including due diligence, contract drafting, and negotiations.
Lease Negotiations: Draft, negotiate, and manage site and land lease agreements, ensuring favourable terms for the business.
Commercial Leases: Handle the preparation and negotiation of commercial leases, licenses to alter, lease renewals, rent reviews, and break clauses for franchise locations.
Site Development & Amenities: Coordinate legal aspects related to site development, ensuring compliance with planning permissions and regulations. This includes ensuring the installation and integration of necessary site amenities such as EV charging points, utilities, and access rights.
Compliance: Ensure all property transactions and site developments comply with relevant commercial property laws, regulations, and local authority requirements.
Collaboration: Work closely with external stakeholders such as franchisees, landlords, planning authorities, surveyors, and utility providers.
Franchise Expansion: Assist with legal documentation and strategic advice for the acquisition of new franchise sites across the UK.
Risk Management: Identify potential legal risks and provide practical solutions to protect the company’s interests in property transactions.
Reporting: Maintain clear, detailed records of all transactions and provide regular updates to the senior management team and franchise partners. Essential Requirements:
Qualified Solicitor in England and Wales, with at least 5+ years of post-qualification experience in commercial property law/ Conveyancing.
Strong experience in conveyancing, lease agreements, and commercial leases, particularly in the context of multi-site operations.
Proven track record in managing site and land transactions for commercial purposes.
Experience with site development, including legal requirements for EV charging points, utilities, and other key amenities.
Knowledge of planning law and property compliance in the UK.
