A new opportunity has arisen to join a well respected Social Housing provider in Cornwall on a permanent basis as a property maintenance supervisor. You will be responsible for day to day delivery and coordination of a high quality, efficient value for money, customer focused service, ensuring projects achieve the required quality and targets. You will be the main point of contact providing support and guidance to trades carrying out the works.
Responsibilities would primarily include:
1. The effective and efficient line management of operational staff who are undertaking, servicing, repairs and renewals for social housing properties.
2. Ensure that all works you are managing meet the performance standards of the business in relation to delivery timescale and quality.
3. Be the first point of contact where problems and issues arise and take responsibility to resolve. Assist with introducing, monitoring and maintaining key performance indicators that reflects Tenants’ needs and value for Money.
4. Responsibility for specific delegated work area budgets. Ensure the monitoring and financial decision making process is at all times value for money
5. To assist with the programming of works
6. To carry out inspections to determine work requirements, ensure relevant reports and works orders are raised and works progressed in line with policies, procedures, specifications and time targets.
7. To effectively manage and take responsibility for both internal and external service providers including standards of performance and work targets.
8. To effectively investigate and respond appropriately to complaints from customers and clients.
9. High regards for h & s to ensure that all work undertaken on behalf of the company complies with current legislation
10. Ensure that all procurement and contractual arrangements made in connection with schemes of work comply with the Company’s Financial Regulations, contract procedures and statutory requirements.
11. Ensuring the quality of service provided to all customers is equal, measurable and is to the highest standard
12. Provide professional advice and support the Head of Department as required.
The ideal candidate should possess the following experience/skills:
13. Qualification in a relevant building trade to NVQ level 2 or equivalent, or demonstrable relevant knowledge and experience
14. Ideally a trade background
15. Experience of supervising staff over multi trade disciplines
16. Significant experience within the construction or property maintenance sector
17. Full driving license is required
Please note that supervisors will need to be available for on call on a rota based system, after 5pm weekdays and weekends.
