Homes First manages
a combined property portfolio of over 8,500 homes on behalf of Lewes & Eastbourne Councils. It invests almost £20M per annum in service contracts, maintenance, major repairs and improvements. Our service is also growing as the Councils' new investment companies develop new housing, covering a range of different tenures and accommodation types.
Working within the Property Services team, you will ensure the housing property portfolios of both councils remain compliant with relevant legislation and regulations on matters such as fire safety, asbestos management, electrical safety, gas regulations as well as maintenance and servicing obligations. These services must be delivered to a high standard and to the terms of resident’s tenancy agreements, leases, and management agreements.
Some of the regular tasks include:
1. Organising and attending systematic estate inspections, recording and following through all actions with internal stakeholders and contractors.
2. Manage and support the design, procurement and implementation of Compliance and M&E contracts and works.
3. Inspect and diagnose defects; apply relevant health and safety legislation and best practice to ensure policies, procedures and specified works are current and Homes First compliant.
4. Ensure appointments are completed for H&S Compliance work such as gas safety, electrical safety, asbestos management, prevention of legionella including incident investigations, reports of damp & mould growth.
5. Complete and record full Fire Risk Assessments & reviews when required. Carry out PAT testing of Electrical portable appliances as required.
6. Carry out CWST tank inspections and temperature testing for Legionella L8 compliance
7. Produce method and risk assessments and specifications as required. Provide Health and Safety advice and support to the Asset Investment team, acting as Project Surveyor in identified schemes.
Apart from good level of literacy and technical acumen, you will need knowledge of current and emerging legislation in relation to health and safety within social housing. You will also need to be resilient, proactive, calm under pressure and be able to manage customer expectations effectively.
