Carrying out reactive and PPM repairs as part of the onsite team at a residential building consisting of 206 apartments in a build to rent development in Ilford.
Ensuring repairs are completed in a reasonable time frame to provide resident satisfaction.
Assisting the Resident Services Manager in ensuring the building is compliant by undertaker the relevant testing regimes.
Key Responsibilities
* Painting and decorating – as this will be one of the main tasks we would expect an MO to cover, we require a good level of experience
* General maintenance, for example tightening loose screws, fixing signage, sticking carpet edges, sweeping and clearing etc.
* Basic carpentry work
* Basic hardscaping e.g. re-bedding, or replacing paving stones and flagstones
* Weekly flushing of infrequently used outlets
* Use of stepladders and ladders (for short duration work only)
* Replacing lightbulbs
* Replacing domestic appliances plug fuses
* Void management checks
* Fire Door checks, Emergency Lighting Tests, Bell Testing etc.
* Drainage works
* Tiling
* Reglazing at ground floor level
* Joinery – boarding up broken windows
* Use of basic hand tools and power tools which have been provided by Savills
