Join Our Business as a Property Manager at Silvestri Properties Ltd!

We are a rapidly growing property investment company transitioning from family ownership to a formal structure and looking for an experienced Property Manager to oversee our diverse portfolio of commercial and residential properties across the UK. With a commitment to high standards and sustainable long-term growth, we aim to provide quality housing and commercial spaces while maintaining strong tenant relationships and ensuring compliance with all regulations.
This is a permanent role which will be based in Daventry at our head office, with occasional travel to our North London office on an ad-hoc basis.
Key Accountabilities
Statutory/Property Management
* Regulatory Compliance: Ensure all properties meet safety and regulatory standards, maintaining detailed records of compliance and safety requirements.
* CRM Management: Keep the CRM system updated with all relevant documentation, including inspections, agreements, and compliance records.
* Maintenance Oversight: Approve and oversee necessary maintenance and upgrade works in line with statutory and lease requirements, ensuring proper licensing and insurance are in place.
* Inspections: Conduct regular property inspections through managing agents or directly with tenants to ensure compliance with leases and regulations.
* Energy Performance: Ensure properties achieve a minimum Energy Performance rating of Grade C, proposing investments for necessary upgrades.
Tenant Management
* Legal Compliance: Operate in accordance with all legal standards and regulations when interacting with tenants, ensuring ongoing training and support are provided.
* Tenant Relations: Maintain respectful and proactive communication with tenants, addressing issues promptly.
* Tenant Assessment: Evaluate prospective tenants’ suitability and carry out thorough verification checks.
* Lease Agreements: Negotiate and ensure compliance with leases, ensuring deposits are registered with government schemes.
* Dispute Resolution: Prepare documentation for any disputes, manage legal proceedings, and track all relevant court actions.
Financials and Investments
* Rental Management: Liaise with managing agents and tenants to ensure timely rental payments, addressing arrears swiftly.
* Investment Oversight: Authorize payments for necessary maintenance and upgrades and evaluate rent indemnity insurance options.
* Financial Reporting: Provide monthly reports on expenditures and overall financial performance, developing cost management strategies as needed.
* Mortgage Management: Ensure timely mortgage payments and monitor terms, recommending lenders and interest rates when necessary.
* Property Acquisition: Conduct market research for potential property acquisitions, providing cost estimates for refurbishment and coordinating the purchasing process with senior management.
Qualifications
* Education: Degree or relevant professional qualification (desirable).
* Membership: Member of the National Residential Landlords Association (NRLA) (desirable).
Experience
* Landlord and Tenant Management: Relevant experience in landlord and tenant management or a similar role, emphasizing relationship management.
* Relationship Development: Proven track record in maintaining and developing relationships with customers and contractors.
* Property Management: Experience in property management, dealing with tenants, contractors, and legal/financial professionals.
* Regulatory Compliance: Knowledge of regulatory requirements governing housing and commercial property, both domestic and overseas.
* Lease Agreements: Experience in drafting detailed lease and tenancy agreements and interpreting survey reports and regulatory requirements.
* Deadline Management: Ability to work under tight deadlines while managing multiple communications and financial budgets.
* Presentations: Experience delivering detailed financial, legal, and construction presentations to senior management.
* Target Achievement: Proven success in meeting time, quality, and financial targets.
* Negotiation Skills: Experience negotiating new lease contracts, terminating existing ones, and managing schedules of dilapidations.
* Property Transactions: Experience in acquiring and disposing of property assets.
Additional Requirements
* Technical Proficiency: Proficient in Microsoft Office and other relevant software.
* Quality Commitment: Dedication to achieving high-quality outcomes.
* Travel Requirements: Essential Car User status, full UK driving licence, and access to a vehicle for site visits when required.
* Flexibility: Willingness to work outside normal office hours if needed.
