Location: Tudor Rose Court, London
Hours: 30 hours
Salary: Up to £26,707 per annum pro rata ( up to £22,255.83 per annum)
Tudor Rose Court, a prestigious mixed-tenure housing community, is seeking a dedicated and skilled Location Manager to join our dynamic team. If you are passionate about providing high-quality housing services and creating a vibrant community environment, this role is perfect for you
As the Location Manager, your primary objective will be to ensure the delivery of exceptional services and a safe, secure, and welcoming environment for our residents.
Key responsibilities include:
1. Service Delivery: Oversee and manage all aspects of the designated location, ensuring services are delivered to a high standard and tailored to meet the needs of our residents. Ensure compliance with the Head Lease, relevant lease/tenancy agreements, and legislation.
2. Resolve all complaints within service level agreements ensuring that the customer is kept informed throughout.
3. Managing communal areas, for example lounge, guest room and working with residents to enable them to love living in later life.
4. Community Development: Foster a sense of community and promote independent living among our residents. Develop innovative services and establish links with the wider community in collaboration with the Residents' Association.
5. Safety and Compliance: Accountable for maintaining a safe and secure location, conducting regular checks, including health and safety assessments, and adhering to established policies and regulations.
6. Budget Management: Stay within budgetary limits and effectively manage resources to provide value for money while highlighting any potential overspends.
To excel in this role, the following skills and knowledge are essential:
7. Practical understanding of leasehold and rented management, service charges, and the ability to read and interpret lease and tenancy agreements.
8. Proficiency in monitoring budgets, service charge accounts, and sinking funds.
9. Basic knowledge of building maintenance and health and safety requirements.
10. Experience in developing wellbeing services and promoting community cohesion.
11. Strong management skills to effectively oversee and monitor external contractors.
12. Proficiency in Microsoft Office applications and other relevant software systems.
13. Excellent communication skills, both written and verbal, to engage with residents, families, care organisations, contractors, and colleagues.
14. Familiarity with the DATA Protection Act and the ability to maintain residents' personal information confidentially.
15. Ability to communicate technical information in a clear and easily understandable manner.
16. Demonstrated ability to build rapport with residents, listen to their views, and create a harmonious community environment.
17. Effective leadership skills to motivate the team and deliver a collaborative approach to service provision.
18. Working with the Residents Association.
