OB TITLE: Live-in part-time House Manager
(Flat will be offer after the probation period - 6 months)
LOCATION: Hayes - BR4
SHIFT PATTERN : Monday to Friday - 9am to 1pm
SALARY: £12,168.00 per annum
The House Manager is responsible for managing and maintaining the grounds of the building and
providing a safe and secure environment for the residents. The House manager will be on call 24/7
and therefore a property on the grounds will be provided for the House Manager to live in for the
duration of the employment.

Key Responsibilities:
* Providing a safe, secure and well maintained environment for the residents.
* Regulating the use of the communal laundry where applicable.
* collecting and depositing monies in respect of bookings for the guest rooms in accordance with
rules laid down by the landlord.
* General responsibility for the laundering and ironing of linen during the guest room changeover
and to prepare the guest room.
Correspondence:
* To respond to telephone calls and messages within 24 hours of returning to the office.
* To maintain polite and professional communications within all correspondence whether verbal or
written.
* To give advice and guidance to other staff and contractors (deputy, Relief, Cleaner and Gardener)
as appropriate and as directed.
* To deal with difficult and confused residents which will necessitate stressful situations.
Maintenance:
* Maintaining the communal areas of the garden and grounds and to take any necessary action to
meet difficulties, or remedy deficiencies in either the equipment or the premises and to report such
action to the Resident Directors.
* Supervise external contractors and monitor their performance who may be appointed by the
Company from time to time.
Safety & Security:
* Will take action in the event of an emergency and summon assistance from the appropriate
authority.
* Ensuring that regular fire tests are carried out in accordance with procedures.
* Supervising the security arrangements and ensuring that lighting standards are maintained and
that ambient temperature in the communal area are properly regulated.
* regulating the use of the car parking areas and communal laundry where applicable.
* Monitoring the efficient working of the communication system and fire alarms.
* Responsible for petty cash flow.
Other:
* Report breaches of the rules and regulations as contained within the written rules and regulations.
* Informing the Property Manager
* To receive, manage and fulfil any other duties that may be commensurate to the role.
* To undertake odd jobs as required
General Housekeeping:
* To attend and participate in regular internal meetings as requested.
* To be familiar with and aware of basic Warwick Estates policies including but not limited to
Employment, Health & Safety, Environmental and Fire Safety Policies.
* To comply with the Companies Equal Opportunities Policy, Codes of Conduct and other relevant
policies, procedures and legislation, including the Data Protection Act and other relevant legislation.
* To comply with statutory provisions of Health and Safety at Work.

management instructions regarding Health and Safety issues and report all accidents, incidents and
problems as soon as practicable to their manager.
