In House Mechanically biased Building Services Engineer Shift, 7-4 and 10-7 Monday to Friday As a key member of the Building Services Department, the Building Services Mechanical Engineer will work across Mechanical and Building Fabric disciplines to ensure that the highest standards in Building Maintenance are maintained. This role involves planned and reactive maintenance, proactive monitoring of systems, and overseeing the installation of mechanical systems. Accountabilities and Responsibilities Planned Preventative Maintenance (30%) Maintain mechanical systems including Air Handling, Chilled Water, LPHTW, and Air Conditioning systems. Oversee Fire Sprinkler, UPS, and emergency generator systems. Ensure upkeep of Building Fabric, including Lifts, Dock Levellers, Auto, and Static Doors. Reactive Works (30%) Respond to requests from Facilities, Security, and IS Helpdesk. Assist Property teams in repairing defective equipment promptly. Provide emergency response for essential equipment. Proactive Works (20%) Regularly maintain machinery and equipment to the highest standards. Monitor and manage Building Management Systems (BMS). Manage and liaise with subcontracted staff. Actively participate in defect identification and rectification. Installation Works (10%) Carry out plumbing and mechanical installations. Administration (10%) Complete time sheets and task sheets accurately. Maintain stock control and order consumables. Knowledge & Key Skills Essential Qualifications & Experience: General Building Maintenance qualification. Proven experience in a similar Building Services role. Knowledge of planned preventative maintenance regimes. Ability to fault-find issues related to Heating, Hot Water, Plumbing, HVAC plant, and equipment. Experience with fire sprinkler, UPS, and emergency generation systems. Willingness to undertake general maintenance duties (e.g., lamp changes). Basic PC skills. Health and Safety awareness. Desirable Qualifications & Skills: City & Guilds/BTEC in Mechanical Engineering. Basic Electrical Skills. Working knowledge of Building Management Systems. Training in the use of Access equipment. Specialist or relevant additional training. Health and Safety qualification.
