DWF are currently recruiting for a Head of Property and Workplace to join their team. The role is responsible for creating and delivering the strategic direction of our global real estate portfolio and enabling infrastructure. This is a highly visible role which is key to our continued success ensuring we implement constantly evolving, scalable, effective solutions.
We are looking for a subject matter expert in designing real estate solutions and developing effective office services infrastructures, leveraging innovative technology, and optimizing third-party solutions. The ideal candidate will have a proven record of delivering cost efficiencies and process improvement programmes.
This role offers Hybrid working.
Responsibilities:
* Shape our property strategy and provide accurate, timely information to support effective decision-making across our international portfolio.
* Identify new property opportunities and negotiate favourable leases in line with the company’s strategic objectives.
* Provide clarity on budgeting and timing of required expenditure, with responsibility for the multi-year Capex budget.
* Optimise our existing property portfolio, ensuring alignment with operational needs while maintaining cost-effectiveness. Manage landlord relationships, lease negotiations, renewals, and terminations to maximise value while minimising costs.
* Design real estate solutions and develop effective office services infrastructures, leveraging cutting-edge technology and optimizing third-party solutions.
* Constantly review the market, benchmarks, and modern technology to embed a culture of continuous improvement and cost-effectiveness.
* Build, lead, and develop an effective, motivated team that delivers exceptional results.
* Manage third-party vendors to ensure optimal service, design SLAs and KPIs, monitor adherence, hold effective regular account reviews, and lead vendor relationships.
* Set targets and give strategic direction with overall responsibility for contract management across all geographies, ensuring efficient and effective management of spend.
* Assist with the design of the Business Continuity Planning, Testing, and continuous review, working closely with IT, Risk, and other operational teams globally.
* Manage all Health & Safety, PPM, and Compliance requirements efficiently and effectively, ensuring scanning regulatory environment for upcoming changes.
* Project manage property moves, upgrades, configurations including budgeting and cost control throughout.
* Develop, refine, and track key metrics across the Real Estate and Office Services to inform strategic initiatives and future investments.
* Advise on ESG / Carbon and other related reporting as it pertains to Real Estate and workplace teams - advise on commercial opportunity of what certification i.e. cost/benefit and competitor benchmarking.
* Develop and manage large teams, implementing effective structures and processes to ensure excellent service levels.
* Interpret international legislation and regulatory environments across a global portfolio, seeking specialist support as needed.
* Manage geographically diverse teams with a wide range of responsibilities, ensuring appropriate levels of consistency.
What will help you succeed in this role?
Essential
* A degree in Estate Management, Real Estate, Business Administration, or a related field (Professional qualifications such as MRICS or FRICS are highly desirable).
* Strong skills across Excel, PowerPoint, etc., and comfortable using technology to drive efficiency and effectiveness.
* Expertise in commercial real estate, including lease negotiation, property law, and financial analysis.
* Experience in managing complex, international property portfolios.
* Record of ongoing improvement of operations, seamlessly implementing change, and experience in delivering cost reductions.
* Use of technology to optimize processes.
* Knowledge of health, safety, and environmental regulations related to property management, along with sustainability practices in real estate.
* Strong budgetary control and accurate forecasting skills in a multi-jurisdiction organization.
* Leading and performance managing teams to achieve excellence.
* Effective management of third-party outsourcers, with insourcing and outsourcing experience an advantage.
* Excellent Project Management skills to deliver multi-team projects with multiple stakeholders.
* Embedding Business Continuity Planning in a large, complex organization.
Desirable
* Experience managing global service contracts and negotiating terms with suppliers.
* Knowledgeable and experienced in business continuity planning across international teams.
