This is an exciting opportunity to manage and grow the lettings side of Jobshop UK Limited in Poole.
About You
We are seeking a sales and lettings professional who can effectively communicate, negotiate, and overcome problems with a positive attitude. As the sole sales negotiator, you will be responsible for your own diary management and workflow.
Key Responsibilities
* Carry out valuations, prepare property details, arrange photography, and floor plans.
* Send out Terms of Business, list properties on sales portals, and conduct AML checks on landlords.
You will also conduct viewings and vet prospective tenants/buyers, record all offers, provide feedback, and manage the lettings database. Additionally, you will present tenants/buyers to the landlord, send holding deposit forms, and conduct referencing and right-to-rent checks.
* Draw up Assured Shorthold Tenancy agreements, prepare invoices, register deposits, and book inventory.
During the tenancy, you will process rent payments, chase outstanding rent, deal with keys, report problems, organise contractors, and communicate with tenants/landlords. At the end of a tenancy, you will inform all parties, book checkout reports, initiate deposit returns, and record end-of-tenancy meter readings.
* Assist with ensuring properties have up-to-date EIRC, Gas safety certificates, and EPCs. Look into new business opportunities, create marketing ideas for social media, and update Tenancy Agreements and Terms of Business when required.
What We Offer
A competitive salary of £35,000 - £45,000 per annum, depending on experience, plus benefits. You will work 8:45 am - 6:00 pm (Monday to Friday) and one Saturday morning every six weeks. A driving license is required for using the company pool car.
