Churchill Estates Management are an award-winning and expanding property management company, recruiting for a trainee Building Surveyors to undertake site-based external and internal property surveys and fire risk assessments across our portfolio of retirement developments. About the role
Due to the extensive growth within Churchill Estate Management we are on the look out for an entry level Building Surveyor. This role encompasses a critical part of the Property Services team, supporting with contract administration, surveys, inspections and reports across CEM’s portfolio of developments. This role works with the Property Services team to ensure that our assets are managed correctly throughout their lifecycle, the right maintenance strategies are in place, CEM are operating to current legislation and policies, and all property-related works are adequately specified and planned for. The post holder will have close working relationships with:
5. Colleagues in CEM and CRL, especially those in the Property Services, Operations teams, Construction, and the Senior Leadership Team

7. Consultants
8. RTM companies and / or landlords where required
Main Responsibilities
9. Visiting CEM managed developments and third-party developments being onboarded, identifying key issues for remediation and creating reports
10. Creating tender packs based on standard specifications and surveys.
11. Adjudicating tender returns and querying any omissions or non-compliance with contractors.
12. Drawing up JCT contracts for Section 20 projects.
13. Providing relief support with routine fire risk assessments at developments.
14. Record and collate stock condition data to qualify service charge and contingency fund requirements.
15. Work closely with Operational colleagues to provide technical support.
16. Escalate any identified issues relating to H&S, non-compliance or urgent repair to the right stakeholder group for action.
17. Carry out routine stock condition surveys
18. To build and maintain excellent relationships with internal colleagues, contractors, consultants and homeowners.
CONDITIONS OF WORK
This is a field based role with frequent travel to our developments. This may involve occasional overnight stays. The post holder will also often be required to travel to the Ringwood Head Office for meetings and team working. Expenses will be reimbursed inline with the expenses policy.
About you
19. Knowledge of building surveying in the residential environment.
20. A Keen Interest in building maintenance, building compliance& building safety
21. Educated to at least HND level or equivalent.
22. Excellent communications skills (verbal and in writing).
23. Ability to meet tight deadlines and prioritise.
24. Computer literate.
25. Good knowledge of Microsoft Office programs
26. Evidence of ongoing commitment to professional development
Desirable not essential
27. Experience of working within Section 20 legislation.
28. Experience of working within a matrix organisation.
29. Experience in the retirement living sector.
30. Experience of carrying out fire risk assessments.
31. Experience of using JCT contracts.
32. Sound knowledge of CDM Regulation 2015.
33. An interest in fire safety and willingness to commit to ongoing professional development in this respect.
34. Good knowledge of the Building Safety Act.
