About the Role
We are looking for a proactive and detail-oriented Assistant Quantity Surveyor to join our team, specializing in the social housing sector. This role focuses on refurbishment and responsive repairs for kitchens, bathrooms, wet rooms, vacant homes, and other projects. You will work closely with the Quantity Surveyor and operational teams to ensure accurate cost management and efficient project delivery.
Key Responsibilities
1. Cost Management:
* Use site surveys to prepare and validate project costs using schedules of rates for clients.
* Assist in pricing refurbishment and responsive repair works across multiple trades.
2. Subcontractor Management:
* Create and issue detailed subcontractor work orders for individual jobs across various trades.
* Monitor and update subcontractor progress to ensure timely completion of tasks.
3. Variation Control:
* Manage and record site variations, ensuring all changes are accurately captured and communicated to clients and site teams.
* Liaise with clients and site supervisors to resolve variation issues effectively.
4. Final Accounts:
* Prepare and submit final accounts for both clients and subcontractors.
* Ensure all project costs are reconciled and accurately documented.
5. Valuations and Invoicing:
* Produce monthly valuations for ongoing works.
* Prepare and issue client invoices in accordance with project progress.
6. Cost Value Reconciliation (CVR):
* Populate and maintain CVRs to track project profitability and performance.
* Assist in analyzing variances and preparing financial reports for management review.
Skills and Experience Required
* Experience: Proven experience in the construction industry, specifically in the social housing refurbishment sector (e.g., kitchens, bathrooms, wet rooms, vacant homes, responsive repairs).
* Technical Knowledge: Familiarity with schedules of rates, CVR processes, and refurbishment project workflows.
* Software Skills: Proficiency in construction management software, Excel, and other relevant tools.
* Communication: Strong interpersonal skills to liaise with clients, site teams, and subcontractors.
* Attention to Detail: High level of accuracy in costings, valuations, and financial reporting.
* Problem-Solving: Ability to handle project variations and resolve issues efficiently.
