The role will be varied, and you will assist the Head of Land with managing all aspects of immediate and strategic land to ensure new land opportunities are secured and existing committed sites are delivered in line with our land pipeline for the business. About you: You will be a Land Manager or an experience Land Buyer who has a background and demonstrable history of buying sites – immediate and strategic across our operations regions. An extensive contact base and network across of the South West patch including Bristol, Somerset, Wiltshire, Gloucestershire and parts of West Oxfordshire; all new outlets within a 1 hours’ drive time of regional office in Chipping Sodbury (Cotswolds region) A proven track record of buying land across the South West patch including Bristol, Somerset, Wiltshire, Gloucestershire and parts of West Oxfordshire; all new outlets within a 1 hours’ drive time of regional office in Chipping Sodbury (Cotswolds region) Sound geographical knowledge of the South West patch including Bristol, Somerset, Wiltshire, Gloucestershire and parts of West Oxfordshire; all new outlets within a 1 hours’ drive time of regional office in Chipping Sodbury (Cotswolds region) A proven track record in successfully acquiring immediate and strategic land An excellent understanding of the planning system and planning policy at both local and national level Articulate, clear and credible, and able to thrive under pressure in a fast-paced environment Familiarity with all legal and contractual aspects of the land process Exceptional negotiating and influencing skills; a confident and professional networker Excellent people and networking skills An innovative thinker, with the drive to seek out and pursue new development opportunities Either RTPI, or RICS qualified accreditation, or to degree level in a relevant subject such as Town Planning or Surveying You will be expected to: Identify new immediate and strategic development opportunities through an array of tools i.e: Landstack, statutory development plans, housing land audits, liaising with agents and utilising an existing contact base Negotiate terms and securing sites, including initial due diligence, EOI’s, formulating offers, and managing the legal process with our appointed solicitors Assist with the internal procedures of acquiring land whether that be Unconditional, Conditional (STP), or via Option / Promotion agreements Assist with the promotion of the strategic land bank, appointing & managing external consultants, liaising with technical, commercial and sales teams internally Monitor the strategic land portfolio, with national and local planning policy guidelines.
