About the role…
Working with the General Counsel, you will be responsible for the management and overall responsibility for all Avove properties in line with all Health and Safety, environmental, company procedures, legislative requirements, budgetary costs and landlord requirements. The role will involve visiting circa 12 Avove offices covering areas such as Telford, Coventry, Glasgow and Durham.
This is a part time role across 3 days per week and we can be flexible with hours. This is a hybrid role, based from any one of our Avove offices.
What will your day look like…
* Control and monitoring of property related outgoings such as rent, service charge, rates and utility bills.
* Obtain quotations for various works and items and management of the same.
* Visit each site at least twice annually and as required to ensure the fabric of the building both externally and internally is maintained and serviced to a high standard having regard to agreed budgets.
* Liaison with all Avove office managers and service providers. You will be the first point of contact by office managers for any property related issues.
* Review security arrangements on each visit.
* Develop and maintain landlord relationships and attend tenant meetings as applicable.
* Assist with office moves and in the management of dilapidation claims and carrying out of remedial and decorative works.
* Be responsible for health and safety compliance in conjunction with the Head of HSEQ and the regional HSEQ representatives, including fire safety assessments.
* Ensure any servicing, tests and inspections are carried out as necessary including PAT testing, air con servicing, lift servicing and gas inspections where relevant.
* Ensure that the site induction/emergency plans are continually updated. Proactively manage risk and deal with insurance compliance. Raise insurance claims promptly as necessary.
* Understand environmental needs within the building environment and provide support to the ESG steering group as necessary.
About you…
This role is perfect for someone who has experience managing multiple office sites. You will be comfortable working independently, demonstrating good leadership skills as you will be directing a group of office managers. A highly organised individual, you will have excellent document management and good IT skills. You will also be willing to travel widely across the UK.
