What you’ll do
Working within the Vodafone UK Property Team, this role is responsible for the delivery of all estates functions for a large retail portfolio across the UK, including those functions relating to our franchise partner agents who operate the majority of our stores. Using your technical professional experience, you will act as a subject matter expert to input in and to influence decisions, delivering the best solutions in a fast-moving environment. You will be supported by external property advisers to succeed in this role.
1. Responsibility for the delivery of acquisitions and disposals on advantageous terms in accordance with agreed plans
2. Managing a significant headlease and sub-tenant lease renewal programme
3. Managing both Landlord and tenant relationships across the retail portfolio, including the sub-tenanted estate
4. Ensuring statutory and contractual property payments and receipts, including Commercial Business rates
5. Delivery of the retail strategy including being accountable for the delivery of operational programmes & targets and ensuring compliance with Company Governance
6. Effective contract management of supporting external suppliers
7. Estate budgeting and forecasting
8. Proactive input into functional strategy & projects and helping to define standards & procedures.
Who you are
9. Proven track record of proactively managing an evolving retail store portfolio
10. Ability to work closely with and to successfully manage external property consultants
11. Stakeholder focussed and able to readily create relationships across the business, as well as leverage existing relationships across the industry
12. Membership of the Royal Institution of Chartered Surveyors
13. Demonstrable in depth understanding of commercial property management processes, objectives and procedures
14. Communication and diplomacy skills to persuade and influence, whilst building effective working relationships with internal & external stakeholders
15. Solution-oriented approach to continuously improve deliverables within large property projects.
